Using Your Permitted Development Rights

Permitted development rights mean that you may not have to apply for planning permission, which can save you time and money. Whether you can benefit from permitted development rights or not really depends on a number of factors, including the design of your single-storey rear extension or if your home is in a conservation area or a listed building.

By submitting a prior approval application under the neighbour consultation scheme, you can build a larger single-storey rear extension. However, the council will consult your neighbours first and can take their views into account when deciding whether you can do what you’re proposing.

How Far Can I build my Rear Extension?

The size of your rear extension will really depend on the size of your house and garden and how large you would like it. But most importantly, what can you get consent for?

For small extensions, you can benefit from your householder’s permitted development rights.

For larger single-storey rear extensions, you can either submit a prior approval application under the neighbour consultation scheme or seek householder planning permission.

For detached properties:

  • add single-storey rear extension up to 4m subject to meeting the requirements of Class A permitted development rights
  • add single-storey rear extension up to 8m subject to meeting the requirements of Class A permitted development rights and submitting a prior approval application under the neighbour consultation scheme

For semi-detached properties:

  • add single-storey rear extension up to 3m subject to meeting the requirements of Class A permitted development rights
  • add single-storey rear extension up to 6m subject to meeting the requirements of Class A permitted development rights and submitting a prior approval application under the neighbour consultation scheme

If your property is terraced:

  • add single-storey rear extension up to 3m subject to meeting the requirements of Class A permitted development rights
  • add single-storey rear extension up to 6m subject to meeting the requirements of Class A permitted development rights and submitting a prior approval application under the neighbour consultation scheme
