Single Story Extension Costs – 2024

Costing out an extension is a time-consuming job and also a balancing act. If you have a budget in mind there are several ways you can help keep within it. Firstly, work out your priority. If it’s space, you can gain a much larger area if you work with lower-budget fittings. If it’s a quality look you’re going after, then you might have to be clever with your design and reduce the footprint but maximise your space planning.

A single-story extension may be small in size but it can cleverly transform your home. Take a look at the plans above from Ben Williams Architects to see what a difference a few square meters can make. And did you know you can build up to 8 sqm without planning permission under permitted rights?

So, How Much Does an Extension Cost to Build?

At A Spencer Construction, as a rough rule of thumb, we work on:

  • Budget – £2,200 sqm
  • Standard – £2,500 sqm
  • Premium – £3,000 sqm

Obviously, there are other factors such as ease of access, demolition/steelwork and inflation. But this would be a good place to start.
